I was going to order some online, but called a local cabinet-maker instead. 

The kitchen and laundry facilities are shared but the sitting room also has a coffee maker, microwave and mini-fridge, so that the roommate doesn't have to use the kitchen. 

I was asking because he always make rent payment online.

He wants 60% upfront and he gets Lowe's to store the material indoors for 24 hrs.

With carpet...I shampoo and steam clean it time after time after time...then when you think its destroyed...I dye it for $150...looks new....then the cycle starts over again...shampoo and steam cleaning at each turnover....finally after it has been reduced to basically indoor/outdoor carpet thickness....I replace it with the cheapest carpet I can possibly find...usually about .69 cents labor and materials.

If you make your appliances just slightly better than the standard white (like black or stainless) you can make yourself stand out from other apartments and make renting easier. 

Many times registered agent is just an attorneys office and decision maker may never get a good look at your mailing. 

On the other hand, if he refuses to work with you, then chances are that you will turn over the keys on the last day of the lease and he then has to make rent-ready on his own time.  

Here is my list of tiny renovations and their approximate costs:Add automatic ice maker to the freezer ($100)Upgrade all door handles ($350)Upgrade a few light fixtures ($200)Upgrade doorbell ($30)These are not repairs in the strict sense; the freezer, door handles, light fixtures, and doorbell all work.
