There are plenty of other avenues of real estate investing that do not involve that drama.Seems like chopping it down in list price and selling quick and enjoying the holidays might be an answer.

I checked the schedule on meetup.com and it looks like there aren't any upcoming meetings about financing (maybe because of the holidays).

I did this deal on my own and because I BELIEVED it was a good deal, not because anyone told me it was a good deal.Right before the holiday I closed on a duplex in Bellflower, CA. 

Be careful with length of time you wait to move on evictions; the holidays are coming, and while that doesn't usually have an effect on the court's feelings, the court itself starts taking vacation time and everything takes weeks longer than normal.

What incentive is a wooden nickle bonus to go through the process of finding a tenant only to receive multiple weekend/holiday calls for a disruptive tenant?

Opportunities at work for holidays or odd hours to get paid time and a half, bonuses, etc.??

It will be easier if he is not someone you see at every holiday or event.
