@Yolanda W Cuevas some tenants never report a single problem, then when they turn the property over to you, there are all sorts of deferred maintenance issues.

Instead the new scam is to ask you to pay up front for some sort of wire transfer insurance.

If you want some sort of rental component to your primary residence, you can always house hack with a rent-by-the-room model or find a place with a basement apartment or carriage house out back. 

I have been wanting to get into some sort of real estate investment for some time.

It is going real well and I am ready for my next step, using the equity from this house.I am somewhat familiar with the Frt Myers/Napels area (I live in the British Virgin Islands and work for a company based in that part of Florida) and I have been browsing the area for a potential US investment.So far I have been able to get some info sorted but it is still a bit vague for me.

You can use that later to sort of track and find your tenants. 

Essentially, investors buy an older building in a downtown of some sort (can be small or large), stick a coffee shop business in on the main floor and create offices above that rent each month for startup businesses.

2) What is a good resource for looking (and filtering) for this sort of criteria ( ie number of units and price) I’m not seeing a “number of units” filter feature on my go to - Zillow, Redfin, etc...).I figure once I know this I can calculate if the rental income will make the deal net positive ;)
