If you get a new loan for all current and 2 potential properties the lender would need to cross all the property otherwise each property would require its own new and separate loan.

was planning on have the cash flew pay for improvements in the home, and selling maybe at year 3 mark. i know zilliow isn't accurate as they have it listed worth at 210,000 but imagining its somewhere anywhere near that number theres equity in the home, and again this is my mentor so of course ill cross my tees, but this guys one of the reasons I'm even doing RE.

We have a goal of owning enough real estate (buy and hold) to provide a middle class family living so he can retire (I own my firm and my office is in our home so no retiring for me).We have just jumped head first in to real estate investing with our fingers crossed and a ton of prayers said by purchasing a commercial parcel in Ocean Shores which we are designing a multi-family rental for and purchasing at auction an occupied single family home (I'm still cringing).I am slowly learning as I've been "trolling" this site for a couple of months now.

You obligate yourself to lot's of debt.If people can buy NMD and get sellers to have non-recourse and no personal guarantee attached or cross collateralization of other properties then they could go for it with minimal risk.The debt load being carried will affect getting other properties.
