I am seriously considering getting my license for the obvious benefits.. however, I am not so much interested in being a full time agent for just anyone.

I don't want to settle for less than my full potential just because it appears as though we are living good in Omaha, a relatively inexpensive place.

I got the deal with seller carrying note for 12 months at $1,000 a month principal only, no interest, and tenant pays $1,200 a month so having him stay and pay is not a bad option but he is constantly late on paying so I could have the eviction option after I give the 60 day to evict, but the yard is full of cars and trailers and if he can move those out it will save me money as well and he will be paying down the loan each month, but games can start if I wait or hold off.

It seems like our market is hot and is booming with builds/renovations that good contractors seem to be tied up.We welcome any insight you may share regarding your experiences with 203k full loans.  

Does he just count the value of the property he sold, or does he count the entire value of the note over the full term.  

As you trying to raise a downpayment or the full purchase?

If someone had a lease before you purchase the property, that lease remains in full effect for you the new owner just as if the property was not sold except that you now must fulfill the requirements of the owner portion of the lease.

@Brian Pulaski @J ScottThis would be my first flip that under our new LLC and that we have full control over.

@Shital Thakkar - The short term leases and co-sharing seem like a full time job unless there was a great system in place.  

Inform them that since the problem has been addressed that you will take them to court if they do not fully cooperate.I would advice them that you are willing to allow them out of their lease however they will be responsible for full rent until you find a replacement tenant to move in.
