I got the deal with seller carrying note for 12 months at $1,000 a month principal only, no interest, and tenant pays $1,200 a month so having him stay and pay is not a bad option but he is constantly late on paying so I could have the eviction option after I give the 60 day to evict, but the yard is full of cars and trailers and if he can move those out it will save me money as well and he will be paying down the loan each month, but games can start if I wait or hold off.

Does he just count the value of the property he sold, or does he count the entire value of the note over the full term.

If someone had a lease before you purchase the property, that lease remains in full effect for you the new owner just as if the property was not sold except that you now must fulfill the requirements of the owner portion of the lease.

Inform them that since the problem has been addressed that you will take them to court if they do not fully cooperate.I would advice them that you are willing to allow them out of their lease however they will be responsible for full rent until you find a replacement tenant to move in.
