Now, I agree with your agent - a perfect home, nicely staged, freshly painted, landscaped sells a whole lot quicker than one with issues.

There are a lot of people who don't understand that their perspective is just that...theirs!

I would have found it a hindrance over the years from the seller's perspective.  

I agree with everyone location and price are the most important factors but from a marketing perspective.

Try finding a different strategy or altering what you want from a returns perspective.

I plan on talking to agents and lenders, making some appointments to see properties, exploring places where construction is occurring, meanwhile getting a vibe of the city from a traveler's perspective.

If you are a real estate agent who has been on a team, Id be curious to hear your feedback on what your teams did well for you, and as well as where they failed you or did not quite live up to things.If you happen to be a team leader, Id love to hear your perspectives as well. 

There are an abundance of townhomes around here that are starting to look more and more appealing from a cash flow perspective, but I want to make sure I am covering myself for longer term maintenance.
