Sometimes it's half (3% each side in this example would be fairly common), sometimes it's more than half, sometimes it's less than half, sometimes it's a percentage, sometimes it's a flat rate.

We also tell them that if they want a new roommate to back-fill the rent, that person must submit to the full background screening prior to moving in.

The best way to mitigate is rigorous screening and, what we call, preventative maintenance walk throughs.

Since your agent stands to get nothing, it seems they would be flexible to help on a flat fee basis.

For screening, it does cost $55 (tenant pays) for the whole nine...i.e background check, eviction history, credit report, etc.
