:))For my deals, I have structured them exactly as you have described having a "parent" LLC if you will that is the managing member of the other property LLC's.Most lenders for larger deals will want a specific SPE (special purpose entity) setup to acquire the property and usually the entity of choice is an LLC formed in Delaware for legal reasons.Not sure if this diagram is helpful to you, but wanted to pass along

You can hedge your bets by charging them higher security deposits too. you can charge them 1 month rent security deposit and 1 month rent new move in fee non refundable or something. note Delaware law states the most you can charge for security deposit is 1 month rent. this doesnt mean you cant charge first month rent in addition to this and other admin fees.

I am also certain that many HOA's are getting complaints about AirBnb type places.My son is a plumber in the area who does new build and he is crazy busy, he said there are apartment blocks going up all over town and he recently worked on a cul-de-sac of houses that were all being built to rent out by one investor, even the surrounding areas like Santa Clara are being built up.We keep looking for another rental there but the Californians who move in are able to pay over the quoted prices and do it in cash.So it is hard to compete.
