Business Advice - Personalized Space Finder

Hi everyone,

I've noticed a large amount of people that move from state to state or within a city sometimes have a hard time finding apartments. Some landlords also struggle to fill single rooms or bedrooms in the off season. 

If I were to offer services as a person that -upon receiving a person's preferences for the type of room/apartment or renter they are looking for- is willing to locate and tour apartments or rooms for them and provide them with tailored top recommendations, would I be breaking real estate law? 

Similarly, with landlords trying to fill apartments and connecting them directly with renters. I would not take part in the leasing process. 


Would love some advice! I know it sounds pretty close to what real estate agents do but I feel like there is a market for people that are really busy and want a personalized room finder to help them locate a space.
