We have saved more then enough to rebuild a house completely destroyed by fire, which statistically almost never happens.In addtion, we moved all the properties under a corporate umbrella and bought a liability only policy which covers all the properties for up to 3 million.

I think my only concern is that it would be near the college campus I don't think that you would have a hard time renting it out I am just unsure how the potential tennants might destroy the place as it might become a flop house.

Again, I don't know your local market but I would be shocked if there is nothing in your market that is totally destroyed (meaning copper stripped, walls missing, etc. like mine was) that could not be purchased and fully rehabbed for cheap enough that 20k would not cover 3.5% down payment.

With vacant land the risk is low, they might cut down some trees or pile up a bunch of trash, but it's pretty hard to get the land totally destroyed...

And it really wouldn't take much for a large and capable nation to destroy crypto via a 51% attack, which I think people are kind of blind to that possibility.
