Navin Francis Do all lenders count a basement living space as a 5th unit?

Trying to get lender to approve this as a 4 unit to take advantage of the conventional residential loan, however the lender counts the basement as a unit and that makes this a 5 unit commercial loan scenario.

@Cornell Clark  I believe by Fannie Mae/ Freddie Mac standards gifts do not count as usable funds.So you have two options if you're not buying the property with all cash:You're either going to have to let them season for a month or two so that your bank statements don't show the deposit, or find a lender that does not repackage and resell their mortgage loans since they can be flexible on their terms.
