Example: Fort Worth TX---2007 duplex, 2100 sqft, 3 bedroom 2 bath each side costs $85,000 and total rent is $1,550/month Portland/Eugene OR--2007 duplex 2100 sqft, 3 bedroom 2 bath each side costs $380,000 (maybe closer to $430,000) and total rent is $2,400/month.

@David Perry yes I did have to put down 3.5%, but then during the inspection I was picky and ending up getting $4,000 in selling repair credit, on top of doing a seller concession to cover the closing cost.

I usually require a new security deposit on the new house and will refund the old one as necessary after they are out and it's inspected.
