Outside of the opportunity to build my knowledge base on how things flow from an investment standpoint, I am given the opportunity to do something in advance before me clients.

This individual has successfully been doing property management through a company that has supported him in addition to his off-line unrelated real estate duties that he successfully continues to manage.

Working for clients looking to buy in Manhattan Beach, it seems like buyers in both the areas are specific with their wants and with what they spend their money on because of the low turnover and inventory in both areas.

The Beltline does add some promise to the area and is currently under construction, but without additional supportive infrastructure, those markets aren't going to change drastically in the short term.

Thank Hey Eric,DSCR is a tool like any other loan product and as others have said, it will help you to scale, but you can't live in/house hack the property.Full disclosure; my company does DSCR and hard money for fix and flip exclusively and I'll tell you the same thing I tell all of our clients-exhaust the opportunity to use conventional financing BEFORE you dip your toe in the DSCR world. 

@John Dawson the best thing I can recommend is 1.) find a mentor you get a long with who is willing to show you the ropes and just be willing to grind like your life depends on it.  1-3 years of that will set you straight, so long as you're putting your clients first, and doing a good job.  

Not trying to be a downer, but I have 30-40 clients all wanting that, and I'm just one agent and have been down this road with so many investors.
