Both parties are long time established residents with solid reputations so negotiating was short and sweet.

(double check that as I am writing on the fly) but no need to do anything as Ms Smith said since in Illinois a lease converts to month to month upon expiration and both parties continue to honor terms.

Ask any all parties to help fund the purchase, partner, offer a seller financing or subject-to, or politely ask if they can wait until you're approved for conventional lending. 

I think this continued intrusion will result in fewer mom-and-pop investors which means large corporations (or government) controlling housing more and more, which is a negative for all parties involved.
