Seems like a potential issue if I stop working with them in the future and lose all access to the listing completely.I currently manage an STR in my local market, but a property manager I spoke to insisted that they handle all the setup on the OTAs vs having the listing under my account and giving them cohost/PMS access.This is my first time dealing with a property manager so I was wondering what everyone's experience is like in this business relationship.Secondary question:As an experienced cohost, do you care if it's an old or brand-new listing?

Im located in Phx,Az and its common here to still see empty dirt land in prime areas of city, as an example, my father who knows next to nothing about real estate purchased a 7k sqft gated dirt land in the city 3yrs ago for $35k cash, was planning to invest in it but it was too much hassle for him so recently he sold it for $140k .What's a good way to find good deals on empty dirt land in the city or close by, does mls offer this search option.

If you see comps in the $800k to $850k for the home (no adu) then once you renovate the home - by itself it will be valued like other homes like it that are renovated (likely around $900k ish) Be careful with numbers mentioned and do your own homework of course.

please do note fannie mae doesn't allow excess rent income more than DSCR 1.0 for primary house so you can't offset excess income for next primary or to reduce DTI so if you can plan it ahead carefully this could be the most profitable approach with the least risk possible.
