And are you specifically referring to ONLY California because I have had ZERO problem with simultaneous closings in Texas (did one yesterday) and have heard little issues from anyone else in any other states?

I would've thought Vegas and CA would've done better than they are.

They can name a new trustee and if you sell an interest you don't own they can see you at you new digs at the courthouse.Also they are familiar with escrow aren't they, there are independent escrow companies in California that handle such things, try the yellow pages.

I don't know if it is legal for them to do so or not in California, but it seems like an actual concern here.

I recently asked them if it was ok if I change title from my personal name to an LLC in the State of California.

I contacted a broker I know near my home. ( I live in southern Ca.) we drove to Vegas and he bought the property for 97k plus 10k to me.

i live in ca so i know i would have to foreign file here in ca. im sure it will be an extra expense having a foreign llc but am willing to overlook the extra expenditure if it will ultimately protect my assets BETTER than what a california llc can do...looking forward to some words of wisdom. thanks in advance
