Working as a CSR is not actually boosting my savings much. 

Having the income from my tenant paying 2/3 of my mortgage was extremely helpful not only financially but mentally while I wrapped my head around the idea that some debts are good.It took me longer than I wanted but I was able to refinance, purchase another property, and am slowly using the BRRR method again.

I went into my first deal being mentally prepared to lose it all!

It's impacting my mental health.

Living in the same building must somehow affect the renter's psychology because these two brothers acted like they owned the building -- way worse than the usual inherited tenant "I was here first" mentality.   

Or maybe it is a bad investment on my part, despite doing the best research I could ( I did a lot, except for the unknown variables)..it is my first house/investment property so I have accepted I will make mistakes... if rent were 1400, which it could go for possibly, it would boost 57 up a bit..

I believe he means well (He’s had mental and physical health challenges , which is why Mom was inclined to do this in the first place —  but he is taking unfair advantage and has a history of doing so — including stealing $ and personal property from her). 

When I knew him, he was homeless and suffering from mental issues, emotional issues, and was suicidal.

If you can get the $1,200 - that would be a big boost!  

All of this assuming the rehab would boost the average property to a value of at least $50,000 - make sense?
