Hi @Kenneth P Ford,I noticed there were a lot of responses of “messages you” so I’m not sure if that is solicitation, but in effort to help you and other reading this - I’ll share experiences from friends in the Dayton market.

Regarding BRRRR, this is a tough strategy today due to interest rates, if you did a modified BRRRR and bought a property and renovated it and house hacked it that could do very well for you. 

Read a few booksz like Brandon Turner's, and you will see how your VA loan and a few time tested strategies can be employed.

The biggest thing you need to analyze is how easy is it to release this space if the the tenant leaves. 

Definitely read The Millionaire Real Estate Investor by Gary Keller.

The materials charge was $180, and from Google I'm reading that a 400% markup on parts happens sometimes.
