@Austin Berlick,There are essentially two ways to outsource the grunt work of “landlording”—unfortunately, both will eat into your margins.The first is to hire a professional property management company—this will cost you between 5% and 15% of rents, plus surcharges for out-of-scope services.

I focus a huge amount of time on tenant screening and providing exceptional property management/customer service.

In terms of complications it makes little difference to me wether I buy property in Nebraska (somewhere affordable) or Costa Rica (Also affordable but with greater chance of strong appreciation in a 10 year time frame) as I would need a property manager either way. 

Using the equity from that project, I continued to invest in more properties.

In my experience, and the experience of hundreds of professional property managers I network with, counting the late fee as "extra income" will come back to bite you.

Initially, I started with a project called Dealsletter, which has grown quite well and has received positive feedback from the real estate investing community.

I have started my journey as well here in the Houston area and wanted to get some insight from you on where you are in the project and any feedback about the process.

I am also a licensed electrician and very familiar with construction and project management.    

Use Florida for example it may seem far but its easy to manage and the prices are far better.
