There was an interesting article not too long ago in the Sacramento Bee that included a graph showing current home prices in various markets in Northern California as they relate to the 2005-2006 market cycle peak.It's kind of funny because looking at the chart, if you asked anyone in SF or the South Bay about the peak of the market, they wouldn't know what you are talking about.

However ~There are special circumstances that this can work out, say for instance college student rentals near campus or perhaps the elderly snowbird  thing or vacation rentals during peak months. the point is this in most cases is s red flag .

If you accept a lower than peak season rent make sure the dates of the lease end when the market is at its peak.

If someone is heavily invested in markets like Phoenix and Dallas that are starting to peak again, they might want to consider moving there money to other markets.
