I'm new to the private lending space and am trying to get my bearings straight before talking to a legal experts. 

This will help offset the townhomes new mortgage payment which will help me qualify for the loan.I'm not sure what this means and if this is common for a lender to do for an investment property.Has anyone experienced this?

I'll also bet come Jan, they ask you to extend it because they haven't been able to find a new place...the answer to that is no.

Never understood the catch to places like new western, you can literally only wholesale and make a small cut from every deal.

As for buying your first rental you can say it will be your new primary residence to take advantage of the 3.5% FHA or 5% conventional.

If you're already in stocks and happy with your portfolio allocation I wouldn't sell and start a new investing vehicle.
