When I'm looking at new places, one thing I do is look for cities that have more than 1 draw such as it's a state capital and has a university or it has a military base and a large national manufacturing facility that has been there for years. 

So, if the bank (Huntington National Bank) would be willing to accept the most recent offer to buy (which is 8k more than any other offer I've received in the last couple of months), do you think that they would be willing to extend the loan for me in more manageable terms than what I suspect may be offered -continue paying the current mortgage and than pay the remaining balance in July? 

If you want to stay mostly passive then having all national tenants tends to give the most stability.

So, as part of the due diligence, I called the nationally advertised foundation repair company that had the warranty on the property.

I recommend you do some research on companies that will underwrite foreign Nationals.  

Solera National Bank and Titan Bank can open accounts online, fully understand these structures, and generally offer checking accounts without large minimum balance requirements or monthly maintenance fees.

They do have national speakers who will try to sell you a course, but just leave your wallet at home and bring your biz cards for networking.
