I only ask because that may make a big difference in whether you take the GREAT advice that Laci just gave you (I'd do EXACTLY the same if I could rewind 15 years) or if you go with a single family because maybe the wife and/or kiddo dynamic doesn't fit as well with a multi-family.

Maybe add some shutters to fill out the visual space. 

We advertised on Craigslist and via a sign in the window, and got most of our inquiries from the window sign, which should have been a clue that the unit didn’t have visual appeal.

Indicators are very visual and easy to spot. 

I am particularly interested in starting out by house-hacking, and have been monitoring the MLS in fort walton beach/destin/pensacola since day 1 of starting my job to try and familiarize myself with the market dynamics.  

Also upon a visual inspection it looks like it needs roof work done.

I'm a visual person, so I built a simple, but powerful chart that I look at every day that shows my progress towards my goal. 

depending on what you have to do a new bath may run you 5k - 8k a new kitchen/ floor 10k, painting based on sq' 5k - that's hiring someone and those 3 items just blew your budget by 3k-6k, what about the floors, mechanical, lighting. cost all depends on a visual inspection and what the area costs are. 

If you don't know the areas, chances are that in a few months, or weeks, you may find out another area is more attractive, sometimes just a few blocks is dynamically different.
