I only ask because that may make a big difference in whether you take the GREAT advice that Laci just gave you (I'd do EXACTLY the same if I could rewind 15 years) or if you go with a single family because maybe the wife and/or kiddo dynamic doesn't fit as well with a multi-family.

Saw this forum on REDDIT, and thought it would be cool if we started a forum discussion: "Someone should make this" for something you need in real estate.Could be an app that you wish you had that could make your life easier.Could be a tool that you wish they made for some aspect of your rehab.Maybe you need a specialize "tool" that you need to convince your renters to pay rent.FOR ME, one thing that I think would be useful, is a visual app that shows the price of a house by viewing it in my camera.

depending on what you have to do a new bath may run you 5k - 8k a new kitchen/ floor 10k, painting based on sq' 5k - that's hiring someone and those 3 items just blew your budget by 3k-6k, what about the floors, mechanical, lighting. cost all depends on a visual inspection and what the area costs are.
