You have no liability coverage.I see this all of the time in insurance, people are extremely concerned about full coverage on a $10,000 auto, but they will only carry $100,000 in liability when they are worth $600,000. 

Many insurance companies will require you to have your home and auto policies with them in order to get an umbrella policy.

i just started using tellus and so far so good. got my first tenant signed up this morning and got to see both sides of the app. on his end he can set up auto pay or make a one time payment on rent. it also allows for him to put in work orders. on my end i can set up expenses, communications with tenants, see who has paid rent and set up late fees. its all free but since i have not set up anyone else yet or collected rent because its mid month i couldnt give a total feedback yet. if this all sounds good then PM me and ill let you know how it went here in the coming weeks.

You can get a lock that has an auto feature after a set amount of time, I love using those.

Business Auto (if they do not own the vehicle it should show hired & non-owned auto coverage)I would suggest drafting a contract with an attorney  for use on your projects.  

I have all my investment mortgages on auto pay with my personal checking account which I like because I have plenty of buffer and don't have to worry about shortages from vacancy loss etc.

Note you will most likely need to open an account with the bank but I use mine to make auto payments on the HELOC, super simple.I have no business affiliation with John other than he provided me such great service I recommend him whenever I can.
