Or the hedge funds' renters may just buy the things directly from them (after all, everybody hates to move).I find it comical that the hedge funds throw up a "for rent" sign and the vast majority of the American public has no clue what they're trying to do and that this is investor $ funding the whole landlord thing.

I'm sure if you look at comps in the MLS you'll be able to see whats in "good,bad, ugly and amazing" condition and the prices should also give you a clue.

The two biggest clues are the very low rate (you won't get that rate from strangers) and the fast closing (you might get that from a legitimate lender).
