Is this wholesaling?
Find a deal, do the numbers make sure it's a deal, put it under contract even though you have no real intentions on purchasing it, mark up the list price just enough to make a profit but not too much so it's still considered a deal, find an investor to purchase and sign the contract over to them, get cash at closing.
