I have received much interest, and decided to just have an open house for a few hours to show the place to prospective tenants and collect applications, rather than trying to meet with individuals one by one (so I'm not driving across town everyday for a showing and dealing with people who are no longer interested, not qualified, or don't show up at all).

@Jonathan Spaeth One of the investors that I work with is employing this method on one of the properties he has in town.

He talked with two builders about newly built homes.

I now understand you were looking for the things that normal due diligence might miss.I had a person who bought a property that was in a larger town and there was the air space above the house that was sold so that no one could block another building or sign. 

I have connections now that I built over the past 8 months that help me when there’s an issue and if there’s a new issue (like now I need a bug guy) I just ask for referrals or I google companies that can help.

I didn’t have luck with that but did a general search for my city and “group” or “meetup” and found a local group right here in my town.

Find a good plumber a good attorney a good handyman in the same town as the property .

This house is under 2000 sq. ft. and was built in the 1920s. 

I'll give it a few years to see what happens.House #8, is a SFR built in 2007 and purchased in 2017 with a 15 year mortgage.
