I will definitely reach out to my local REIA clubs and study the resources on BiggerPockets. 

If it's a decent sized multifamily and if you haven't raised the rent 50% in the past three years, but basically maintained them then I would probably use some equity to buy another well cash flowing property.

The downside to this are the classes cost money, there are monthly dues, and yearly dues to maintain a license.2nd.

HelloI have been analyzing deals and studying real estate on my own for almost 3 years and of course still have plenty more to learn.  

@Phillip Dwyer's Bigger Pockets Meetup is very low key and you'll get plenty of chances to meet and network with active Las Vegas investors as well as hear recent case studies.

I'm also in the process of getting my agent license, so I'm studying for the exam for the time being.

Don't give up and be patient with your commitment to study and learn the process while studying real estate.
