We wound up getting higher rent than we would have with the tenants that left by an additional 15% or so.Mind you, there were a lot of reasonable people involved in this transaction and the stars aligned for us on this one...

These expenses could include a nice long stay at a 5 star hotel while the tenant looked for a new apartment to live in.

Washing my hands clean of this whole situation is what I  really want to do and star out fresh with a new tenant.  

Tenants who pay on or before the 1st get a star in our rent register.

If you have a large deficit between the rent you are collecting and should be collecting it's not really a tenant issue so I'd be very wary at upsetting gold star tenants.  

It was just one of those things - the stars were aligned with this buyer watching every day for my particular condo to come up for sale.

($50)During extremely cold weather or extremely hot weather we make a personal visit to each tenant to make sure they are prepared for the weather and are keeping safe.Our "All Star" tenants are those that pay their rent on or before the first of the month consistently over time, take care of the property and follow the terms of the rental agreement and our property rules.  

We really care about green apartment living, and try to attract green-minded tenants with good insulation, energy star mechanicals, solar panels, and a tilled garden bed ($30 well spent!). 

They didn't always leave it really clean, and sometimes they piled a ton of junk by the dumpsters - but I figured that was better than having to evict and deal with worse, so I'd give them their deposit in cash and get the key and thank the stars above they were gone.

My 6 year old is a rock star.
