Its speculative, but if you can focus marketing in that exact area and land a couple of deals today and sell when the schools become great you'll get a better ROI.

Florida is a good place to live and a great place to visit and retire to, so our growth is mostly dependent on tourists, retirees and speculation.

And my speculation so far with the numbers I've ran on the properties I've seen in my area, is that for a typical 4bd 2 bath duplex (2 bed 1 bath each unit), You would need to rent out the other unit (obviously) and even the spare bedroom in your own unit, and even at that you might owe $200-$400 on the mortgage (P&I taxes, insurance, and PMI included though). 

So we do not have to speculate too much about the next 10 years, since we have the worst 10 years right behind us (future lurkers, I am typing this in December 2017)... how does an average home's value in San Mateo in 2007 compare to 2017?
