A few things that may shift the numbers around (good or bad): You have 1200-1400 average rent for 2bd but then have the rent income of 1400 for both units -- I'm assuming the rehab will put it at that range but it's something to keep in mind that it may be safer to split the difference and assume 1300 rent/month.The other thing I noticed is that you are paying for all utilities of the tenant.

At the same time, don't ignore the fact that market has shifted and sellers who were asking too much are still sitting there...if the numbers add up, you may just have been persistent and caught the sellers at a point where getting out from under the pain of the property is worth more to them than the price.

Like others have said it's a mindset shift from what normal "consumerism" teaches us.I would say, personally, though that Dave Ramsey and this are good compliments.
