I don’t want to do LLC yet because I’m just starting and have only one duplex.

My buybox is <150k, as turnkey as possible, 3 bed, prefer 2 bath but will do 1 bath for the right deal, neighborhoods with lower crimes than the nearby areas, rent at <1.5k.

Do you check Landlord references?

I've currently got 2 multifamily properties here with 5 total units -- I live in 1 of them.It's been extremely difficult to find multifamily properties that meet the criteria that I'm looking for through the MLS, and when I do, they're extremely overpriced.

You don't sound like you want to do the work of a landlord to be honest.

If that person has staff, then it is a cost of doing business.I would push back on this.
