PS: He suggested me an FHA 203k, but I'm not open to that because I want to reserve my FHA loan to buy my primary residence home by the end of the year. that's why I'm interested in this deal, well done, it will not impact my credit score.So how will you go about this deal?

You will be better off going to a real estate networking event where you can meet multiple people instead of 1 person via coffee.You can meet someone at a networking event and ask them for coffee / lunch at a later time if you click or want to learn more from the person.i would suggest Meetup.com, eventbrite or biggerpockets to find networking events.

I would suggest that route if you intend to wholesale, or play the numbers game on the MLS and make hundreds of offers until you land a deal (a real deal).
