You will be better off going to a real estate networking event where you can meet multiple people instead of 1 person via coffee.You can meet someone at a networking event and ask them for coffee / lunch at a later time if you click or want to learn more from the person.i would suggest Meetup.com, eventbrite or biggerpockets to find networking events.

I'm asking so I know how to suggest a deal structure that will make sense both for you, and an NYC buyer. 

If you're just starting, I'd suggest you attend some local meetups and network with some local, established, successful investors.  

I'm not doing any suggesting to him, just laying out all I can to see what's most attractive to their goals.

I would suggest that route if you intend to wholesale, or play the numbers game on the MLS and make hundreds of offers until you land a deal (a real deal).

In hindsight, @Kevin Sobilo's suggestion is a much more diplomatic way to do it that could resolve the issue without going to court.
