Even with a 3rd party manager it is still your job to manage the manager and you should expect to be out on the properties at least once a quarter

Whose job is more stable?

So I know this contractor who has done a few jobs for me at my own home. 

Get a full time job somewhere while your build your business? 

I will use real estate investing as a vehicle to free me from my "9-5 job" in order to spend with my family and live a purposeful life.I am mainly interested in buy-and-holds, but I'll keep my mind open for now as I am just getting started.My fiancé and I may very likely be moving to Germany within the next 1-2 years.

Was there any communication that the job he'd done was not satisfactory? 

I literally don't want to spend time/money on property (since it is NNN) and continue to focus on current job.- If for any reason, my visa doesn't get approved or have to go back to home country (india), will it be too difficult to sell the property being commercial?

I want to be able to quit my job at some point and completely dive in to this business.

Does anyone have experience with post-disaster job/investment opportunities that could shed light on how these opportunities could be seized, and in an ethical way?

I'm 26 years old with a full time job and want to start investing on the side until I grow my portfolio and profIts enough to be able to Invest full time.
