I have evidence of the purchase price the turnkey bought the property for and how much they spent in renovation, so I could try to claim (Previous purchase + renovations) as cost basis and still would save a chunk3.

@Jeremy Pastor go to the city to find out when the permit was pulled for your driveway. 1) There should be a survey or other supporting info that the city used to approve the permit.

I have all information saved luckily on Feb 22 I sent an email the the debt collector, they stated that if the information checks out they would stop with collection proceedings.

As far as savings/down payment, it is probably a good idea to have a emergency fund buffer beyond your down payment.
