I took a class/training on wholesaling where they provided contracts. 

I got my first contract signed about a week ago and am learning a lot of on the job training lol.

Be responsive to your tenants but make sure they don't "train" you.Whenever I'm at a property, I always inquire whether everything is working properly?

Maybe even the security deposit is not enough.Worst is when you have a tenant who doesn't pay, AND have dog damage.For me, there just isn't a reliable way to determine if you're dealing with a responsible dog owner who has a well trained obedient clean dog with no dog body odor.

Two zone heat and air, great commuter location, near Metuchen Train Station and whole food shopping center, lot of restaurants surrounding.

Where can I go to find solid Short Sale Training? 

Honestly, it’s only a few hundred so not too bad, just please don’t buy the 30k training.

Here's my reply:I have a degree in business; 45 years business experience; 10 years of training and study in real estate investment, including attempts at wholesaling.

However a big positives to landlording in Japan is that your property is not likely to be destroyed by the tenant or vandalized during a vacancy.I wish I could attend the BP meetups, but 2 hours away on a weeknight makes it rather tough, especially because if I stay to the end, the  trains  stop running before I can make it home.
