I have a tenant who just moved in about 2 months to newly remodeled rental (everything is new) that purchased this year.

Also, most of it has been recently remodeled and fixed up. 

HVAC, roof, bathroom remodels, square footage additions, etc.

Take $1.2M and subtract the associated costs of the home (i.e. purchase price, closing costs (purchase and sale), and remodel costs).

My wife and I are remodeling a home here in Las Vegas and we're going to be changing out the carpet flooring for some wood-look tile.
