In my experience, the inventory available in Lehigh is nicer and at a lower cost.

If there is anyone with luxury rental experience in Greenville that can lend some advice or experience, I'm all ears. 

Specifically, I’m looking for insights on cost projections, especially whether the cost per square foot tends to decrease with larger projects, and what budget I should allocate to ensure this development is profitable.Guidance from someone with experience in similar projects would be invaluable

Sounds like you are starting at the beginning so I would recommend you get Avery's book and start reading through older post on this forum.

You only options are going to be DSCR or a true commercial loan.Both of those are going to require 25% down for a "First time" buyer with (zero) landlord experience.
