I know thats an outlandish statement, but most people buy homes with no plan and do okay you have a plan and and your working to gain experience I figure continue the research, run the numbers, and follow through but thats just how I feel.

It can be dry, and it doesn't all apply to a new agent, and it will give you systems for your follow-ups and leads.

All it typically takes though is that 3 day pay or quit as @Allan Smith suggested to let the  tenants know that the new owner isn't a push over. 

Both my daughters did the same (with a little push) & it's paid off in spades.

The following home is in an awesome location, built in 2015, and is not in need of any repair (it's basically new condition, so I left the "after repair value" the same as the purchase price).

@Matthew McNeilI would add to your requirements that the Investor does NOT need the cash flow.If they need the cash flow, then this will NOT work for them.This narrows down the kind of Investor that should follow this strategy.The only added Caveat I would say is that I include your JOB as a cash flow.So if you are making a lot of money in your profession, then how is an extra $100 per month or even $1k per month going to somehow help you?
