Most short term guests (Air bnb, VRBO) treat the property with respect and leave it in good condition.

Sounds like air rushing out and when I turn the handle on again the water flows freely.

However if you have prudent operations to make sure the property is in good condition (inspections, routine maintenance, etc), follow the law as it pertains to landlord/tenant relations in your area, and dispatch maintenance in a reasonable time frame the threat of law suits and all the screaming is just hot air. 

On this walk through I detail everything they should know and do i.e. change the air filter every 3 months, etc..At this point, I have to pull out my old hard drive and original folder for this property...

Real estate is really broad with wholesaling, fix and flips, Air BnB, buy and hold, commercial stuff etc so forth you get the idea.

Exterior spaces include a large upper level patio deck, a rambling garden, an open-air greenhouse filled with an extensive collection of staghorn ferns, and a two-car carport.

If anything will have to make frequent trips to NorCal for work (via air).

Not sure if I'll have one LLC per property or not - that's still up in the air.

Simplest one is probably find a bank comfortable with Air BandB income.
