Common sense dictates that you keep 1 month's rent, unless you get it re-rented in time.If you get it rented on say Aug 15th, don't give them back 50% of the rent amount, just keep it for your troubles....

Getting your license will help you keep out of trouble because you'll know how to do a transaction the right way, but it will also add liability to your transactions because if you don't follow the law, there is an assumption that you should have known better.I am a licensed agent, and I do that as my full time job.
