Hi @Tamara Smith - I've commented on previous post of yours but 160k will be extremely hard to find a great investment in Miami/Fort Lauderdale.

Online course is not cheap too, but it's the price of a college class.

Have previously held a single family house as an investment until selling it 2 years ago.

Looked into refinancing previously, and we couldn't have gotten anything like that. 

Graduated college in 2014, am age 26, got married right after college, new member to BP, reading David Greene's book now on Long Distance Investing, originally planned on purchasing buy-and-hold properties for cash-flow OOS.

Which college did you coach at?

I am going to assume college gave her little in the way of financial education, so I think this would be a great opportunity to provide it. 

The exit strategy is to sell this home when my son is ready for college.

Now $685 was from damages that I could deduct from the previous tenant's security deposit.
