You don't need dead on ARV, you just need approx as-is value to gauge if the house is worth your time and expenses doing pre-lim title etc.I still feel trustee 1st tue auctions are a waste of time and dangerous for new folks.

Observe, don't bid.Carefully watch others, listen to their conversation Inspect the property - listen to others as they inspect the house, observe how careful they are, checking water pressure, looking at water marks, cob webs, negative things -- trying to jestify a price or deciding that it's something they don't want.

LOL you know what I mean.. did not last long for my moral compass.when I actually did deals at street level.. as an agent I have to say I was taught by some of the best in the business ( land salemen)... at the end of the transaction my clients would say you know I bought from you because your not high pressure.. although I led them through each phase in a way they simply did not realize it.. with the kind of tack you talking about and how to lead a conversation..

- I would suggest if possible, you keep the tenants on a month to month to gauge their performance before you commit long term even though the treatment center is paying the rent.
