It gave me the idea of looking into short term rentals here in DC since it is such a popular tourist destination as well as travel destination for business and government people.

As a newbie I've saved up 40 to 50 grand and now I have a choice to make.

Surely, some buyers question their choices throughout a purchase as a checks and balances thought process. 

But I think @Bob B. is right about having a conversation and letting her make the choice to move on before it impacts her future.

It's a personal choice.  

@Johnny Nunez Lake Elsinore is not the most popular spot in California, but with the proper property manager you may get some cash flow out of it. 

My plan was to just pay the capital gains and not stress on doing the exchange but I'd rather not leave money on the table if there is a choice.

I really only have those on my short list because they seem to be popular markets around here :)I grew up in Houston and am pretty familiar with the area so I may add that to my list of places to look. 

However, it's the least expensive choice.

This time around, I can't find a clear-cut choice to select when describing the rental property I no longer live in.
