as for investing in Texas i think the biggest thing that buy and hold investors miss is the property tax situation and the shock when the property is reassessed and your postiive cash flow just went negative.. then the other issue is foundation and soil  wind and hail..

I drove through a couple of times and was shocked at the Los Angeles style traffic jam I experienced.

When I got the phone call, I was in shock because that essentially puts me at pulling $544,000 in straight cash and netting $291,000 after I pay off the HML!
