All of my additional analysis seems to point to sell, unless I want to take on a (likely) negative cash flow for appreciation play. 

I have been in a lot of rentals and I have NEVER seen anyone have more than a few bottles.A class maybe .. other wise wine is for owner occs that are into wine.My partner was dead wrong he thought people would still go to dinner and buy 60 to 100 dollar bottles in the down turn that did not happen... and as stated the wines that sold were the cheapest wines..

To my surprise, 95% of these investors were still holding dead end jobs trying to get by.     

If you can buy up over time the lots around it and accumulate land then you might have a development play down the road when things build up around the area.

Good idea starting early.Real Estate is a long term play.

Also, your $20k cash and $10k credit isn't much unless you're playing in the really inexpensive end of the pool, which, on a shoestring budget, is probably the best place for you to start.
