This is because the buyers for beat-up property are fewer, and the financing options are fewer (though if you’re going to occupy the property, such as in your case, there are several ways to finance most of the rehab, then roll into a permanent loan).

The available cash does not include a modest emergency fund or retirement accounts.From some research, it appears I may have these options:- Hard Money Lender (or Private Money Lender)- Construction to permanent loan (not sure on DIY feasibility)- Conventional loan for house, then separate renovation loan or hard money loan just for renovations- FHA/government backed renovation loan (possibly just include "contractor" work in this with minimum down payment and then DIY the rest with remaining cash)

I wouldn't think hospitals would want real estate unless they were using them to provide housing for out of state transfers until those people got their own permanent housing.

You might also say "this property is not financeable" or "offer subject to financing will not be considered".If the home is on a permanent foundation though, it might not be the house that makes it hard to finance, but rather the lower purchase price....at least here banks won't make home loans under $25k typically.

There's basically a short term plan for temporary use, and a long term permanent use plan.The zoning is commercial in an area where it is primarily commercial (the land is zoned general commercial), but there is some legacy residential/commercial mixed in (think small Doctors type offices with the "Doctor" living on premise.)

Good morning allI am writing this post to know if there is (or if somebody knows) a reliable contractor who is able to handle light/cosmetic rehabs but also complete renovations (we currently have this need in two cases).So far we worked with independent contractors (electrical, plumbing etc) but we would like to understand if there is around some GC who is willing to work on a permanent basis giving prices that don't kill the deals.

The city has granted flexibility in either renting the lots to RVs on a monthly basis or placing MHs on the lots for a more permanent usage.

Even if you're not interested, they're worth contacting for informational purposes to get a better understanding of the market.SFHs and condos are obvious choices, but there are other less expensive options: mobile homes- not the working class MHPs found throughout the country, there are parks that cater to snowbirds RV/campers- there are folks who drive down yearly and others that leave it permanently parked down here liveaboards- this can be very cheap, the vessel doesn't even need to be seaworthy (so long as it floats :)Florida can have an almost irresistible appeal this time of year.
