If it passes this RE acid test, then cash flow is considered further as a plus.If you buy and hold for a few years, sell and move up, at the end you'll have equity in better properties that can be soldfor note income as opposed to being retired, yet working as a landlord!

Stove doesn't look great, so even if it's functional we'll probably replace it.Washer and dryer were left behind - not sure if they are in working order, but considering the house has only been vacant a short period of time, I'm hoping they are.Almost full 5-gallon bucket of exterior paint from when the house was painted in 2010 was left behind.

They tax at a 6% ratio as opposed to a 4% Owner/occupant..which usually figures up to three times the 4% and then a couple hundred on top of that.

If there's no money for repairs, that means roof problems, other exterior problems, and mechanicals of every kind probably, plumbing in particular, which grows into other problems.

regardless, any new or changes to the roof, walls, windows, and exterior doors of homes requires a structural engineer or architect to calculate the wind loads & sign & seal the drawings. your GC should recommend some architects and engineers so you can get additional design fee proposals for comparison.p.s.
