Check out a few rule of thumb guidlines suchs as the 1% or 2% rule and the 50% rule.I like your mindset with considering selling your primary to get into a milti family but keeping negative cash flow is not a good option and can likely lead to a huge liabilty.

Clinton please be more specific.You could have a mixed use of 100,000 sq ft or 1,000,000 sq ft.Some really large projects can transform a whole county or city.Whether it's a positive or a negative depends on tons of factors and how you see it.

Great tenants = $$$ , raise the rent , and possibly give another landlord great tenants , re rent the house , get crappy tenants who dont pay the higher rent and trash the place = negative cash flow .
