The operating agreement (which must be a custom agreement - no getting around that) for the master LLC states that the management entity of the master will also be the management entity of each series, unless otherwise noted in the individual series agreement (which must also be customized at least once).The members of each series consist of one or more of the following:The investor(s) funding this particular series, andThe person(s) providing rehab/remodel labor to this series, andThe person(s) providing administrative functions (management - already covered)In addition, there are so many other provisions to be worked out that it isn't even funny, nor can someone attempt this on their own.

As for other "bank owned", here anyway, they follow normal local custom. 

but a lot of agents are not custom to working with investors so they don't know exactly whats going on. i personally have gone through 12 agents before i found the right fit for me. she is amazing brings me deals her broker is getting that are bank owned before they hit mL so that day one i have an offer in hand. 2 she not only searches mLs for me but any property i see or she sees thats abandoned she looks up and finds the info on it and gives it right to me if its worth it. she also sends me lists of expired listings monthly so i can send out hand written letters to them expressing interest in buying their property if they are still looking to sell.

I was wondering the different ways people take rent to own "down payment" money and if they can do it in such a way where customer can get FHA loan with the down payment money they paid me before moving in.

I work a full time job making custom cabinetry to make ends meet and do real estate sales after hours and on the weekends for a nice bonus here and there but I want to take it to the next level sooner than later. 

We meet the 3rd Tuesdays of every month at the Custom Kitchens & Baths by Design in La Plata at 7p.  

Do not expect to get any help/support from them though they outsource their customer service and those dudes don't understand certain "need to know" info like criteria.  

The size I need (29 x36) is a custom order, but I would have to wait 35 days, which puts us into June, at which point I want that place rented already.
